Until we get there

Do what you safely can, and skip anything that means standing in water near power. Put us on speaker and work down this list. We stay on until the water’s off.

  1. Close the main valve

    In a house it’s usually near the front hose bib, where the pipe comes up out of the ground beside the wall. In an apartment, close the valve under the leaking fixture and call your manager. Can’t find either? Tell us what you see and we’ll help you look.

  2. Turn the power off only if you can reach it dry

    If water has reached outlets or cords, keep clear. Switch off the breaker for that area only if you can get to the panel without standing in water.

  3. Take photos before you move anything

    Wide shots of each room first, then close ones of the ceiling, the floor, the baseboards and anything soaked. Insurers usually ask for them, and they’re hard to take later.

  4. Lift what you can off the floor

    Rugs, shoes, cords, boxes and anything with paper in it. Slide foil or plastic lids under furniture legs on wet carpet so the wood stain doesn’t bleed into it.

  5. Stay out from under a sagging ceiling

    A ceiling that bulges is holding water. Keep everyone out of that room and leave it for us.

Drying usually runs three to five days. We come back every day at a time we set together, and on night one we tell you the day we expect the equipment to go.

From the first night to the last repair

Leaks and floods first. Sewage, mold, your belongings and the repairs after drying are on the list too.

Restorers sort water into category 1, 2 and 3: clean, gray and sewage. The category decides what can dry in place and what gets removed.

Still need a plumber?

The leak itself is a plumber’s job and billed separately. Once it’s stopped, we dry everything it reached.

Leak from the unit upstairs?

In a courtyard building or a converted downtown loft, water follows the pipes down and often shows up in a ceiling below before anyone upstairs notices. We start drying your unit the night you call and keep one record of the job that both sides can use.

One record for both owners

With your OK, both owners or their managers get the same photos and moisture readings, with the cause noted as we found it. Both insurers work from one set of notes.

Whose place is it?

  • I rent it

    Call us yourself. We come out, find where the water went and send the same photos and numbers to your landlord or manager. They approve the drying, and we can phone them while we’re there.

  • I own it

    We start in your unit, then check the ceiling and walls you share with the unit above. If the leak started upstairs, our notes say so.

  • I manage it

    One call and we check the units below and beside the leak. In a converted loft we set access and shutoffs with your building engineer first. Each unit gets its own page of numbers, and you get every page together.

What it costs to find out

You see every price before the work it covers, and you decide whether we go ahead.

  • Visit one is free.

    We find where the water went and tell you what it needs. You owe nothing for that visit, whatever you decide.

  • Stopping the water comes first.

    If the water’s still moving when we arrive, we explain the extraction and agree it with you on the spot. Everything after that goes on the plan with its price, usually on the first visit, and waits for your OK.

  • Insurance usually leaves you the deductible.

    In most cases we bill your insurer directly. You pay your deductible plus anything your policy excludes. Coverage is your insurer’s decision.

What changes the total

Whether the water was clean, gray or sewage, how far it spread, what gets removed, how many days drying takes, and whether belongings need moving.

Can we sleep at home while the fans run?
Usually, yes. The fans are loud and run day and night, so most people close the door on those rooms and sleep in a room the water didn’t reach. If sewage was involved, we tell you which rooms to keep out of until they’re cleaned.
When do the fans go?
On the day the plan expects, as long as the last wet room reads dry. If it doesn’t, we tell you why and what we’re changing that day.
Do I call my insurance first?
No. Call us first and we’ll start. We photograph and measure everything on night one, so when you call your insurer you have what the adjuster will ask for.
Will you cut the walls?
Sometimes. Only where a wall can’t dry where it is, or where the water was dirty. It’s a straight cut low on the wall, and you agree to it before we cut.
Will this turn into mold?
Usually not, when drying starts the first night. Mold grows where material stays wet, which is why we come back every day. If we find mold that was already there, we show you before the plan changes.
Do we have to be home for the daily visits?
Someone needs to let us in. We agree the next visit’s time with you before we leave, and it goes on the plan. A key, a neighbor or the building manager works too.
What happens to our things?
You decide. Wet belongings are dried where they are, or packed and listed, then stored until the rooms are ready. Nothing is thrown away until you’ve agreed to it.
A water main broke on our street. Can you help?
Yes, house by house. LA’s older mains break in summer too, and one break can put water into several houses on one block at once. The utility repairs the main. We dry what it reached, and each house gets its own numbers.
